We offer 3 different letting services, so you can choose the service based on your preference. We’ve helped many landlords find their ideal client, collect rent, handle day-to-day management of the property and supported them with maintenance and repairs. No matter how big or small help you need, we will always give our 100% to fully satisfy your needs.
Let-Only
- Marketing the property, conducting viewings and tenancy negotiations.
- Right-To-Rent checks for all the named prospective tenants.
- Referencing the prospective tenants
- Provision of ‘Rent Guarantee’ upon request
- Drafting the Tenancy agreement in agreement with the Landlord.
- Collection of initial rent and deposit from the tenant.
- Arrange for inventory check-in upon request
- Arrange for gas safety check, EPC (Energy Performance Certificate) and Electric Installation Condition Report if valid certificates are not supplied by the landlord prior to the let
- Provision of EPC, Gas safety, How to Rent guide, Electric Installation Condition Certificate and Client Money Protection Certificate to the tenants according to current letting standards
- Key handover to tenants
Letting & Rent Collection
- All the services and instructions mentioned in ‘Let-Only’ are included.
- Ensure the rents are collected from tenants on time and identifying the potential arrears in advance
- Rent payment to landlords within two working days from the receipt of rent. However, transactions will be done one the same or next
working day. - Rent chase via phone calls, emails, and letters on prescribed time scales.
- Dealing with local authorities in relation to the outstanding rent.
Letting & Management (Recommended)
- All the services and instructions mentioned in ‘Let-Only’ and ‘Letting & Rent Collection’ are included.
- Register the tenants with utility providers, water supply and with local boroughs for council tax within the prescribed time scale and in most cases, it is 14 days.
- Dealing with tenants regarding their queries in respect of the property, tenancy, and safety supplies.
- Handling the maintenance issues and instructing the relevant contractors accordingly. If the repair cost is more than £120.00, it will be informed to the landlord prior to the repairs.
- Dealing with tenants and local authorities if any dilapidations throughout the tenancy, at the termination and post tenancy.
- Regular property inspections will be carried out every six months/twelve months and additional property inspections whenever necessary.
- Providing ‘Yearly Income-expenditure Rental Accounts’ upon request.
- Protect the deposits in ‘Deposit Protection Service’- A government approved deposit scheme within the prescribed time scale.
- If A N Estates are dealing with Council for the Tenants housing benefits claims, an additional fee will be payable by the landlord in advance, however it is free of charge for ‘Letting + management’ properties.
Other Services & Charges
On landlord’s instruction, A N Estates arrange for pre & post tenancy cleaning, repair works, plumbing works, electrical & gas works, key cutting, gas safety check, installation of carbon monoxide alarm (CO) & smoke alarm, electric installation condition safety check, inventory in and out etc. However, it is the legal responsibility of landlord to ensure that the property has passed the gas safety check, valid rating of energy performance (EPC), Electric Installation Condition check and property is installed with working carbon monoxide and smoke alarms.
